My landlord has about 5 or 6 rental properties. Most of them were distressed, foreclosed on, and were in bad shape. Renters and sometimes homeowners can really destroy a place damage the walls, break cabinets and appliances, pets ruin the carpeting, etc.

House was partially framed and then sat open to the weather for an extended period before it was fully sheathed. Then the sheathed structure sat exposed to the weather for an extended period before being made water tight, etc.

I watched mold growing on exposed wood that was later covered up. So, I am not trying to discourage you from your idea, but I would highly recommend that you factor into your plans the warehousing of materials until you can quickly erect a watertight structure including shingles and siding.
